We are often asked about off market London properties and how to source them. The easiest way is to speak to the estate agents! Now this may sound like rather a bizarre thing to say, but it’s true: a huge number of properties are sold off-market by the agents.
An email was recently received from E.A. Shaw, an agency in Covent Garden, in which they said: “Did you know that up to 75% of our stock is not advertised on our website or property search portals? We have access to a diverse range of off-market central London apartments and houses at all price ranges, from studios to penthouses”.
This suggests that most estate agents do not have 75% of their properties “off market” but it shows how many properties never reach the websites, so if you are relying on “property alerts” and checking the internet every day, you are not seeing all the available properties and you are almost certainly missing out on the best homes.
Unfortunately, there is no substitute for calling all the estate agents at least once a week to find out what properties they have on their books. If you do not, then the probability of you finding your ideal home is substantially reduced. You have to take the time to build your relationships with the agents to ensure that you have first refusal on the best opportunities. Although you may be planning to buy a home you must treat the process as you would a business deal.
